HUD 203K Consultant

The 203k Loan Program was created in 1961 as a way to obtain money to complete necessary repairs and to refinance or purchase a home. As a HUD 203k Consultant, I can advise you on the complicated 203k loan process. I’ll help make sure that the required paperwork is filled out and filed correctly so that you can obtain a 203k loan. I have been approved by the U.S. Department of Housing and Urban Development (HUD) and placed on the Federal Housing Administration’s 203k Consultant Roster, which guarantees that I have met the qualifications prescribed by the FHA

Radon Testing

Radon is a cancer-causing, radioactive gas.

Radon gas is invisible, odorless and tasteless. The Surgeon General of the United States has warned that radon is the second leading cause of lung cancer in the United States today.  If you smoke and your home has high radon levels, your risk of lung cancer is especially high. Testing is the only way to find out your home’s radon levels. The EPA recommends that you test your home before putting it on the market and, if necessary, lower your radon levels. The EPA  also recommends that you know what the indoor radon level is in any home you are considering buying.  Radon levels can be tested with a simple test

Infrared (Thermal Imaging)

Infrared (thermal imaging) is an advanced, non-invasive technology that allows the inspector to show homeowners things about their homes that can’t be revealed using conventional inspection methods.

An infrared inspection can identify and document moisture intrusion, energy loss, and even unexpected hot spots.

In terms of energy loss, an infrared can detect:

  • heat loss and air infiltration in walls, ceilings, floors, windows and doors;
  • damaged and/or malfunctioning radiant heating systems;
  • air-conditioner compressor leaks;
  • under-fastening and/or missing framing members, and other structural defects that can lead to energy loss; and
  • broken seals in double-paned windows.

In terms of detecting moisture intrusion, an infrared can locate:

  • plumbing leaks;
  • hidden roof leaks before they cause serious damage;
  • missing, damaged and/or wet insulation; and
  • water and moisture intrusion around penetrations and at the foundation and building envelope that could lead to structural damage and mold.

IR cameras are equally effective at locating hot spots in the home, including:

  • circuit breakers in need of immediate replacement;
  • overloaded and undersized circuits;
  • overheated electrical equipment and components;  and
  • electrical faults before they cause a fire.

Additionally, based on the color gradients that thermal images provide, an inspector can locate:

  • possible pest infestation, as revealed by energy loss through shelter tubes left by boring wood-destroying insects;
  • the presence of intruders, such as rats, mice and other larger pests hiding within the structure and detected because of their heat signature that the IR camera captures; and
  • dangerous flue leaks, which can lead to carbon monoxide poisoning of the home’s residents.
